Mastering UAD 3.6: Essential Updates for Appraisers & Lenders

The mortgage and appraisal industry is undergoing a major transformation with the rollout of UAD 3.6 (Uniform Appraisal Dataset). A modernization effort led by Fannie Mae and Freddie Mac. This update isn’t just a technical change; it’s a significant leap toward greater consistency, clarity, and compliance in how appraisal data is captured and communicated.

What Is UAD 3.6?

UAD 3.6 introduces a new, dynamic Uniform Residential Appraisal Report (URAR) that replaces several existing static forms. By using a single, adaptable format, appraisers can now better accommodate a wide variety of property types and scenarios, eliminating redundancy and improving workflow.

Key Changes to Know

1. A Single Dynamic URAR Format
Instead of separate forms for different property types, UAD 3.6 provides a flexible structure that adjusts to the specific appraisal scenario. This simplification improves usability and ensures appraisals are more consistent across the board.

2. Standardized Reconsideration of Value (ROV)
The update includes a uniform method for handling ROV requests, aligning with federal regulations and making the reconsideration process more transparent for lenders and borrowers.

3. More Comprehensive Scenarios
Appraisers now have expanded options to describe unique property features, market nuances, and valuation situations, leading to more accurate reports.

4. Updated Quality and Condition Ratings
Definitions for property quality and condition have been clarified to reduce subjectivity and variation among reports, promoting fairer evaluations.

5. Revised Supporting Documents
New guides and technical specs support the transition, helping appraisal professionals and lenders adapt smoothly.
